We also inspect rooftop HVAC curbs and penetrations, since equipment mounts are a common overlooked source of flat roof leaks.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Insurance documentation available before work begins on any Darien Center commercial property.
We coordinate Darien Center scheduling around your business hours whenever the situation allows.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Hot-air welders and seam probes come standard for TPO and EPDM Flat Roof Repair work.
Flat roof issues cover a specific range of membrane and drainage problems — here's our Flat Roof Repair scope.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
EPDM punctures and seam failures are patched with compatible materials, not a mismatched quick fix.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
Rooftop HVAC units and their curbs are a frequent source of Darien Center commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
Drainage and ponding issues are assessed alongside any visible membrane damage.
Repairs are completed using membrane-appropriate technique, then tested before we consider the job done.
Ponding water on our building had been an issue for years until they actually fixed the drainage instead of just patching around it.
